This detached property to restore is in an idyllic location in the Auvergne region. The surrounding countryside is stunning, unspoilt and a popular area for tourists with many beautiful places to visit and to enjoy the great outdoor activities that this area offers. The local mayor for this area has a small building company which is useful and having met him, I can say that he is very welcoming and will be helpful
The house will make a very characterful property once restored, it is quirky and charming and has lots of original features such as the vaulted cellar and has 2950m2 of land. Property in this area are very desirable and it is rare to find a property to restore situated in the countryside at a low price. The property is at Moulins d'epinasse; 63980 Fournols and as the name suggests, there is a small stream that meanders along the edge of the land, the stream does sit well below from where the house is so you just get the nice sound of babbling water in the distance.
The house does need work which is why the price is so low but it is not a ruin.
It is situated in a picturesque location only approx. 15 minutes from Ambert. It was lived in up to a few years ago and there is a kitchen area which has a sink, an old cupboard and table and chairs, it was quite basic accommodation, it had a toilet (which is under the staircase) but there was no bathroom. So on the ground floor of the house there is a kitchen area, lounge and the wc, on the first floor there are two bedrooms and an attic space. It has a covered area/veranda on the first floor at the rear which takes you to the other building which has two rooms, one of which was used as another bedroom. There is a cellar below which has a vaulted ceiling. The property did have a large barn next to it, what is still there could be taken down and cleared away to use the space for parking and maybe terrace, it will give a good large area right next to the house. There is plenty of wood that could be recuperated or possibly sold and many of the roof tiles too.
The house has mains water and mains electricity connected to the building and the tax fonciere for last year was 395 euros for the whole year. It will need a new drainage system and there are companies that can do all of the work needed for that or if a builder buys this property, it is possible to apply to install a new system through the local Mairie and carry out the work yourself and it must be inspected and approved before any work is covered up.
