Cottage is warm through winter, completed in 1999, on a large 1.32-hectare (3262 acres) own private plot along a road maintained by the city of Kuhmo the world famous Chamber Music Festival city. Distance to paved highway 1.3km. A real pristine gem for a someone looking for the serene peace and retreat of the countryside for remote work, adventure, hiking, fishing, biking, canoe, hunting in the beautiful surrounding nature or just for a nice stay if needed year round. The cottage is on a top of a hill, surrounded by extensive forest and waterways on all sides, even though the cottage itself is not on the shore. Lakes and ponds are close by in all directions. The porch of the cottage faces south. The cottage property is in good condition and is sold with furniture and movables in the same condition as it is, e.g. washing machine, freezer-refrigerator, freezer chest, electric stove oven, motor saw, Yamaha electric bike, etc. Well and spring separately. The cottage's domestic water comes from a clean own spring that has been renovated.
Metsähallitus (Finnish Forest Administration) has a lot of nature sites near the cottage, the Vieksinjoki canoe trail network, the Blue Trail 24km circular trail with porches and campfire sites, the wilderness of Iivantiira, Lake Kalliojärvi and a large number of Natura protected areas. Syväjärvi fishing and hiking area with a café, hiking trails, boats for rent, campsite, Kuhmo Riviera beach are halfway to Kuhmo's services 15km away. Kuhmo Riviera is a sandy beach with a total length of 6 km and the actual Riviera is a 1.5 km sand lagoon with a maritime atmosphere due to the large open 15 km lake directly towards the south. The beach is one of Finland's best-kept secrets. The Koukkero sandy beach, maintained by Metsähallitus, is even closer. Finland's largest inland sand dunes in Hiisijärvi are 30 km away. The dunes are in a scenic place by the lake with a beach and a campfire site.
The own plot is 3262 acres and there is plenty of firewood of its own. On the plot front of the porch is magnificent grand old pine one of the largest in Finland, with a circumference of 3 meters at chest height. Lots of Larch/tamarack trees and tall California Monterey pines on the plot. Very good berry forests and there are blackcurrant bushes on the plot. In the yard there is a millstone from the early 1600s. Aurinkoranta cottage is made by famous Finnish log house manufacturer Rantasalmi Oy Ltd and made of large 20 cm trunk logs.
The cabin is in good shape both internally and externally.
The heated area is 48m2 downstairs and 6m2 on the loft a total of 54m2 (square meters).
The floor material is a factory-made really fine, wide lacquered birch plank. Stone slabs in damp rooms. Water toilet, shower, sink, large domestic plumbing tank, pressurized water tank.
The entire movable property with furniture and cabinets etc is included in the price. The living room has a ceiling fan with light. The kitchen surfaces are oak top. The roof of the cottage is Weckman's red rustfree corrugated metal roof. There is also a 12m2 storage shed in the yard.
The porch is half covered with plastic glass and a total of about 18m2, which is extended by an integrated porch-sauna cabin of 7m2 with a new 22kW Narvi wood-burning stove with a large stainless steel water tank and tap, and a 2m2 skylight window on top of the benches. Carport, 20m2 concrete floor and new dark brown tin roof. The carport is bright and electrified: socket for block heating and activities, two fluorescent tubes and powerful LED lighting, light switch on the wall beam. The 4G and 5G mobile network works great because the cottage is on a hill and the 80-meter-high station mast is within 1 km line of sight on top of the neighboring Halmevaara. The former 11m2 porch shown in the drawings has been made into a warm room connected to the living room. This is continued by a new outdoor porch space.
The electrical systems are a 3x25A electricity connection in the national network with a remotely mobile 5G read meter, the current overhead line to the cottage will be converted to underground cabling by Despro Oy in June 2026, which will create a more thunderstorm-resistant network in the cottage. Separately in the cottage there is a solar-wind power plant with a 500W 3-phase windmill and 4 pcs approx. 1000W solar panels, hybrid wind-solar and MPPT charging controllers that charge a 235Ah AGM type solar gel battery. Outdoors and indoors, there is comprehensive efficient lighting everywhere.
The water system has a hand pump well and a spring with a Danfoss JetSub stainless steel inverter pump that brings tap water from the renovated spring to the cottage kitchen, toilet to the shower-bathroom, outdoor garden irrigation to the tap, HVAC to the room. The water quality has been proven to be excellent. The sewage system is a polyethylene plastic three-part septic tank, dividing pit and infiltration field that fully meets current and future requirements.
Heating systems Tulikivi Oy heat-retaining new soapstone fireplace and 4000W infrared top ceiling heating in ceiling panels invisibly out of the way. Heats as radiant heat really pleasantly and efficiently. No heating radiators visible. On the wall, there are 4 control thermostats for separate spaces. Underfloor heating in damp rooms.
The private road is in good condition, maintained and ploughed by the city of Kuhmo, runs 50 metres from the cottage. There is very little traffic and the road is hardly noticeable. No road maintenance fee is charged for the property. Your own cottage road is less than 100m by lenght and by car you can enter the large white gravel yard and a large 20m2 carport with a concrete floor.
