4 Bed Modern Country House
THE POSITIONThe property is located in an enviable position, sitting high above the valley of the Dordogne River, just 2 1/2 km from the thriving and vibrant medieval tourist town of Beaulieu - sur - Dordogne, close to the border between the Correze and Lot departments in South West France.
The entire area is littered with villages designated as ‘Plus Beaux Village de France’ with six of those villages, Carennac, Curemonte, Turenne, Collonges la Rouge, Loubressac and Autoire less than 20 minutes away. The largest town of the Correze, Brive la Gaillarde is 40 minutes distant.
The overriding economic activity of the immediate area is farming, mainly the distinctive Limousin Cattle, Walnuts and Strawberries. There is very little arable farming due to the lie of the land, and therefore we enjoy good clean air bereft of seasonal chemical sprays. We have open fields on three sides of the house with our nearest neighbour just 100 metres away. All essential services and facilities are located down by the river in Beaulieu.
Yes it is rural, it’s tranquil, it’s safe, it’s in the heart of the upper Valley of the Dordogne River, has very big sky and truly outstanding 180 degree views, stretching some 60 kilometres into the distance.
If this brief description appeals to you please read on because this property could give you the freedom to join those who are able to work from home (Now including the Queen of England) and to do that in an area of outstanding natural beauty which also boasts a very agreeable year round climate, with discernible seasons!
THE BASICS
This 177sq.m.house has 4 bedrooms, two with en-suite shower rooms, and a separate bathroom. It is a two storey house built by I.G.C. Construction in 2008 for an English ex-pat and his wife to their very practical and exacting standards. All windows, fitted with insect screens, and both balcony window-doors are double glazed with all openings having white aluminium shutters. The lower floor, under the entire house, is comprised of a garage and large workshop on one side, with a guest suite and utility room /summer kitchen on the other - both with double glazed windows and access from inside the house and separate outside accesses.
Outside there is a large decking patio with a vine clad pergola leading to a paved B.B.Q area and an easily managed garden of 2248sq.m. with a very productive vegetable garden and numerous fruit trees including Walnut, Apricot, Plumb, Apple, Pear, Fig and Olive, together with Raspberries in the vegetable plot.
THE DETAIL
When arriving at the property there are two driveways, one leading to the front door of the house with the other leading down to the garage, a large turning area and the garden.
When entering the house via the front door, the hallway, with a convenient coat cupboard, leads to the main corridor accessing all rooms of the upper part of the building. To the left is the living room and the separate kitchen. Immediately in front is the fourth bedroom, presently used as an office for 'home working' and to the right two double bedrooms, one with an en-suite shower room and the other adjacent to the main bathroom with a shower over the bath.
The living room, with a dining area to the left and sitting room to the right, has double glazed patio style doors to two balconies, one having a south easterly aspect with a distant view of The Château de Castelnau-Bretenoux and the other a south westerly aspect to the far distance, which is just perfect to watch the spectacular sunsets with an apéritif.
This room has a very efficient and effective wood burner which heats, not only this room but also, the entire upper floor thus making the house extremely energy efficient with little use of the electric radiators in all the rooms.
The kitchen has a double glazed window overlooking the front garden and good range of (Magnet) English wooden floor and wall mounted units together with a Rangemaster dual fuel cooker with a 4 ring gas hob, a griddle and a Wok cradle, two electric ovens and a storage drawer below. There is a six speed extractor fan immediately above the 'range' which vents directly outside through the roof. There is also a built in Hotpoint Fridge Freezer and a Bosch dishwasher. Additional work surface and storage is provided by an island unit in the middle of the room which doubles as work surface and breakfast bar.
Immediately opposite the kitchen is the door to the stairs leading to the lower floor.
The first bedroom (13.2sqm) plus en-suite shower room (6sqm) with extractor fan, has full length patio style window doors allowing you to wake up each morning to the stunning view to the west, and a full wall of Nolté wardrobes on the other side of the room.
The second bedroom, (12.5sqm) has a window to the front garden, as does the adjacent main bathroom, (6.6sqm) which also has an extractor fan, and unusually but very usefully, there is a large airing cupboard opposite the bathroom.
The third bedroom (8.9sqm) on this floor is presently used as an office and looks out to the vast view to the south west.
The lower ground floor has a garage on one side measuring 14.2 metres long by 4.4 metres wide which can easily accommodate two cars length on length. However, although not physically separated, 11.4sq metres is presently used as a garage for one car with 15.5sq metres devoted to a workshop and garden machinery store. A single door gives access to an 8.6sq metre lobby which in turn gives access to the Utility / Boot Room / Summer Kitchen (17.7sq metres). This room has a run of floor and wall mounted kitchen units to one side. On the other is a sink unit and under the work surface there is an Indesit washing machine and Hotpoint tumble dryer beneath a window with a door to the back garden.
The lobby with its separate access from outside also gives access to the Guest Suite (21.5sq metres) which has a bedroom (15.14sq metres) with a large window overlooking the B.B.Q area and back garden and en-suite, a large shower cubicle (1.25sq metres) with an extractor fan and a toilet with hand basin (2.52sq metres) .
