4 Double bedrooms (2 with king size doubles and two with twins), hall running the full length of the building with bedrooms and bathrooms (2) accesses, Lounge with front door access and pool terrace access. Arch way into Kitchen/Dining Room. Villa area c 200 sq metres.
The pool was built in 2007- it is 1m at the shallow end and 2m in the centre at the deep end- there is a 6" ledge all the away around the pool at 1m depth- underwater lights, steps at the shallow end and a ladder at the deep end.
The 90 metre white-walled drive was originally flanked by mature Pine trees which formed an arch over the drive but the roots of the trees were causing problems with the drive walls and the tarmac surface and so were replaced by Olliander some three years ago which are now about 6 feet high and colourful from Spring to Autumn.
The Villa sits in 10,000 sq m with about 45 Olive trees, 7 or 8 Fig trees and a couple of Lemon trees. The "field" at the rear of the property is sometimes used by the local farmer (with our permission) to grow beans or peas. the "front garden" is not cultivated and we just have it rotovated annually but it could be put to lawn or fruit trees or vines.
Irrigation is in place for the Olliander and garden plants closest to the house- only necessary in Summer and working on timers.
There is an artesian well (electric pump) from which the Cisterna (massive water tank) beneath the house is filled to supply all the water for the house and the swimming pool. It is advisable to drink bottled water but the well water is microbiologically OK its just has a high calcium content and prolonged drinking may cause kidney stones.
The pool is cleaned weekly (when it is open) by our pool man- he also looks after the gardens and does odd jobs, and his daughter and son-in-law (both English speaking) will clean and do any jobs needed.
It is a rural setting with a Masseria (very large walled country house) and vineyards opposite. The local towns of Carovigno and San Vito dei Normani are about 3.5 and 4 miles away respectively and the closest beach is 1.5 miles away.
