IN 2008 WHEN THE COUNTRY WAS DEEP IN RECESSION, finance was difficult, even for Heron Lakes & as it was a new growing site then, they attracted buyers for their lodges by offering equity on a lodge of between 60% - 100%.
We took the opportunity of this offer & bought 60% equity of a lodge in 2010, number 27, with Heron Lakes owning the other 40%. Some of their lodges on the site were also sold the same way. Lodges are only sold at full price now.
NOW, WITH RELUCTANCE we must sell our beautiful lodge due to myself becoming disabled through a million to one freak incident. My wife (age 69) & myself (age 70) bought the lodge in 2010 hoping to spend many good, happy times on Heron Lakes in the years ahead. However, we are both finding it difficult to cope with my disability, therefore we must sell our lodge. We are moving nearer to our son where he can help us.
SINCE PURCHASING our 60% of the lodge in 2010, Heron Lakes have left us to ourselves & never interfered with the running of the lodge other than repairs etc. We have the same site conditions & privileges as persons who have paid full price for their lodge (approx £160,000 +).
THE OWNERS OF HERON LAKES HAVE CONFIRMED that the same conditions will apply to the new owners when they purchase the lodge.

FOR SOMEONE TO HAVE AN ENGLISH HOLIDAY, whenever you want, to purchase then own a luxury lodge at an affordable price whatever option you choose, where the beautiful East Yorkshire Wolds, countryside & coastal resorts (e.g. Bridlington & Hornsea) are within minutes driving from Heron Lakes, along with the beautiful historical towns & city of Beverley, Hull & York, then this is an unbelievable bargain & a rare opportunity to do so.
FROM OUR DECKING we have wonderful views of the two large lakes.
Between the two lakes is a large grassy area where wild life (geese, swans, pheasants, ducks, rabbits, partridges, deer, hawks, migrating birds etc) can be seen.
Beyond the grassy area is also a beautiful view of the woods.
This is a protected conservation area & there will be no more cabins built on it.
THERE ARE 4 LARGE LAKES FOR FISHING with various types of fish.
The lake nearest our lodge has in it, brown, rainbow & blue trout only & is reserved for fly-fishing only. Trout up to approx. 4lb have been caught.
Two others have coarse fish only, ranging from tench (4lb), roach (2lb), rudd (2lb), carp (15lb), perch (2lb) etc.
The final lake has carp in only, with weights caught from 11lb - 20lb but there are larger ones to be caught.

IT has approx 4-5yrs Gold shield warranty remaining plus approx 50yr roof guarantee.
It is in excellent condition & has been re-decorated inside & fully lacquered outside.
A large wide non-slip ramp has been specially made for the lodge from the ground to the decking for wheelchair & disability requirements.
THE GAS BOILER has been serviced every year since it was purchased in 2010 & is still working perfectly.
WHEN OPENING THE MAIN DOOR, a long passage stretches around to the main bedroom. From this passage, a door separates each & every room in the lodge.
THE LARGE OPEN PLAN LIVING ROOM - Size - 22ft x 20ft
has double doors that open onto a large wide decking with safety glass & wooden rails surrounding the lodge. Two large skylights in the ceiling. A cooking area with integrated appliances includes an electric grill & fan oven with a 4 ring gas hob & extractor, dishwasher & a stand up fridge/freezer. Also fitted are lots of storage cupboards for cutlery & cooking equipment etc,
The space in the living room area is large enough for 2 bed settees, therefore increasing sleeping facilities for at least another 4 persons, making the lodge available for 8 persons. (Ideal for someone who has renting in mind).

BATHROOM 1 - has a bath with electric shower, hand-basin & toilet. size - 6ft 8” x 6ft 4”.
THE 2 BEDROOMS - each have spacious fitted wardrobes with coloured glass & mirror sliding doors.
BEDROOM 1 - size - 9ft 6”x 9ft 4” (space for 1 large or two single beds)
MASTER BEDROOM - (space for 1 large or two single beds) with en-suite leading from it.

THE EN - SUITE has a shower cubicle & power shower + toilet & hand-basin, size - 6ft 8” x 5ft 6”.
ALSO FROM THE MASTER BEDROOM is a large room that can be used as a walk in wardrobe or storage room size - 6ft 8” x 5ft 4”. An additional door leads to the outside from this room.
THE UTILITY ROOM - is separate from other rooms & has a sink encased in the worktop, fitted cupboards & drawers with a Bosch automatic washing machine. size - 6ft 8”x 4ft 9”
A SMALL CUPBOARD - is situated in the passageway with plenty of room for coats & shoes.
THE LODGE IS fully double-glazed, has full gas central heating with radiators in every room throughout the lodge. Cost saving lights are fitted in every room in the lodge.
The LPG gas that is supplied to the lodge is from large concealed tanks on the site & are situated well away from the lodges. A separate gas & electric meter is attached to the lodge & is read every quarter when your personal bill will be at the office ready for you to collect or delivered to your home address.
ALONG WITH TERESTIAL TV & SKY TV (in two rooms), phone lines are also connected, one of them has the lines underground & the other is where the signals are sent through the air (airfibre).
THE BROADBAND through airfibre is faster than the line system underground.
THERE ARE ALSO 2 PRIVATE PARKING SPACES next to the lodge.
There is plenty of space on the decking for a barbeque unit & room outside next to the lodge for a hot-tub.
Other than Heron Lakes, we are the only owners of this lodge with no smoking & no pets, but dogs & pets are allowed.

IMPORTANT: This is a holiday home & you can visit & stay in the lodge as often & as long as you wish but you must also have a permanent home address.
