About this property

Character Home with Garden Access

This charming, original-style house offers 160 sqm of living space on 600 sqm of land, with three bedrooms and one bathroom. A brand-new fitted kitchen and a new boiler supply radiators throughout the house. The living room has a wood-burning stove and thick stone walls, helping it stay cool in summer; trees around the property provide additional shade. The house was completely rewired 15 years ago, and a modern fosse septique and a large liquid gas reservoir are installed in the garden. Drive-through access adds to the practical appeal.

Upstairs, the main room has insulation to help retain warmth in winter and reflect summer heat, with Velux windows bringing in natural light. There is also an upstairs sitting area with views over the rear garden. Bedroom two has French windows opening onto a balcony, as well as washing facilities. Further washing facilities are installed in the converted garage, which has a large glass door.

The outdoor spaces are set up for entertaining, with a front garden pond and planting area, a wooden stage for performers, and an external building with food and drink serving facilities. A large wooden table seats five to ten people, and garden cooking and washing-up facilities are provided. There is external wood storage and a shed containing a mower, strimmer and chainsaw. The house may suit a musician, with space for a PA system, drums and amplifiers; a keyboard may be included, along with furnishings and furniture. There may also be potential to rent the property during the nearby Marciac Jazz Festival. Beaumarchés is in the Occitanie region of south-west France.
