9 Bedroom Cortijo with S/C Apartment

If you are looking for a 'new life in the sun', then Cortijo Paraiso might just be the home for you and your family. Cortijo Paraiso is a large traditional Spanish farmhouse that has a large astroturfed terrace with a plunge pool (3mx5m) and stunning views down to the beaches at San Juan De Los Terreos - PLUS - a separate 3-bedroom self-catering apartment that is rented out all year round with Airbnb and private rentals. The village of Urcal is within walking distance with two lovely bars/restaurants (English and Spanish), a doctor's surgery, an infant school, a playground, and a community area for meetings and fiestas.

LOCATION
Cortijo Pariso is just a 7-minute drive off of the A7/E15 motorway making it so accessible for the airports at Almeria, Murcia, and Alicante. The town of Huercal-Overa is also just a 12-minute drive away with supermarkets, pharmacies, banks, secondary schools, a lovely big park, a sports center, a swimming pool, and many restaurants, bars, and cafes to enjoy local Spanish cuisine. There are beaches at San Juan, the famous whitewashed town of Mojacar, Vera, and Garrucha where you will also find many golf courses.

ENTRANCE
Cortijo Pariso is located in a small hamlet of 5 houses. You enter through the private electric gate to a graveled driveway and parking for 3 cars. There is a carport and storage shed. Here you will find 'Casita Lola', a 3-bedroom apartment for up to 6 people. The apartment was renovated in 2021 and now has new flooring, a new large living/dining space, 3 bedrooms, brand new kitchen, and bathroom. The heating and AC were installed in December 2022. Outside there is a lovely terraced patio with seating and a BBQ for guests. The Casita is totally separate from the main house, giving guests and owners privacy. Casita Lola is rented out all of summer 2023 to French and Spanish families and friends. If you would like to take a look at the property on Airbnb and or its income potential, then please ask by contacting the owner.

As well as using the apartment for Airbnb, the owners also run a Scooter Touring and Rental business. Visiting scooterists use the apartment during their tours. And obviously, it is a great space for visiting family and friends.

MAIN HOUSE
As you pass the Casita (which you can do on either side of the Casita) you enter the main house via private gates into a lovely enclosed walled garden and the front door. Here, you enter into the centerpiece of the house, the large lounge area with its beautiful arches and newly installed pellet burner. The space is approximately 33 meter square so there is plenty of space for a lounge and dining area. If you want a separate dining area, there is a room off of the lounge, currently used as a bedroom, that would be used.

There is a large newly tiled, new shower off of the lounge with a toilet, sink, and bidet. Through the archway, you come to the lovely large and new kitchen with inbuilt appliances (all included: washing machine, fridge freezer, dishwasher, gas stove, electric oven, and plenty of storage from top to bottom. Sitting at the breakfast bar you can admire the wonderful view across the countryside. If you wanted to add more seating, there is plenty of space to add to the kitchen. There is another door you can exit the kitchen r to another private terraced area. From here you enter the pool area, the grounds, and the fly-free area.

If you enter the fly-free area, there is another door to the main house where you enter one of the bedrooms but is currently being used as a storeroom. The Flyfree at one time was used as a dining space for guests but is currently used as a 'conservatory' and exit for the dogs!

If you continue through the flyscreen into the storeroom you enter a small area where you will find the stairs leading to the first floor (plus the understairs storage cupboard). The red-tiled stairs take you to a corridor and then 5 bedrooms and a new shower room. The owners had the baths taken out but these could easily be reinstalled. One of the rooms is used as an office/teaching space. At one time, the owners considered having the first floor reconfigured into an open-plan living space and reducing the number of bedrooms. There are many possibilities to reconfigure the upstairs space if it didn't currently meet your needs.

POOL AREA
The plunge pool was already installed when the current owners moved in in 2016. Once planning permission has been obtained, the pool area could be increased and there are many local and reputable builders to assist in this process. The pool area has been made private for guests so they have complete access to the pool and terrace. But when there are no guests, then access is from the kitchen door or flyscreen door. Around the pool and in the wall that surrounds the property, lighting has been installed making it very beautiful at nighttime (and safe).

OUTSIDE SPACE
Out the back of the flyscreen area is a fenced area of about 2,000 square meters to 'house' the pet dogs. There is additional land with almond trees but has not been used by the current owners but has great potential if you are a keen gardener. A pathway in the 'garden' area takes you down to a set of gates (one set for a tractor and one for pedestrians) where you access a public Camino (I say public but it is not used by anyone!) and a couple of minutes walk you are out on the Rambla. If you have dogs, then this really is a terrific property because of its access to walks and security and safety for your pets. There are pomegranate, orange and olive trees - all fruit-bearing in the garden. As the property is classed as 'rustic' then no building work can be undertaken in the area.

WORKSHOP
Underneath the house, below the kitchen, is a large workshop with electricity. There is also a separate electric meter for the Casita, as it was rented out long-term by previous owners.

RUNNING COSTS as of 2023:

- Water €25 per month. (As well as mains water, the house has its own water tank which is useful as a backup)
- IBI €190 per year (council tax)
- Basura (rubbish) €40 per year
- Internet €37 per month
- Electric: currently €128 per month.
